EL CERRITO (CBS SF) – Construction is progressing rapidly in a long-awaited transit-focused development project next to BART station El Cerrito Del Norte.
Work on the first phase of the Mayfair project, named after the grocery chain that once occupied the block, began on October 28 with the installation of the first modular units. Ten days later, the assembly of the modular units had reached its total height of six floors.

Modules for the 156 residential unit portion of the project were assembled from June 2019 at Factory_OS in its former US Navy 258,000 square foot maintenance building, 30 km from Mare Island in Vallejo.
Factory_OS is carrying out construction for its partner, Holliday Development of Emeryville, on the market rate portion of the Mayfair project.
Factory_OS, which opened two years ago, uses assembly line methods to perform the majority of off-site (OS) construction steps in a controlled setting unaffected by weather conditions, dusk. or other factors which may adversely affect exterior construction.
The startup says construction can be done 40% faster and 20% cheaper than work done traditionally on a construction site.
Delivery and assembly of the modules will take around 25 working days in total and the work to complete the site will take another six months, according to Karen Pinkos, responsible for the city of El Cerrito.
In addition to the residential portion at market rate, the first phase of the project will also include 9,000 square feet of commercial space which is currently under construction and available for lease for one to four spaces.
The second phase of the project is a six-story building of 67 to 74 affordable apartments offered by Bridge Housing for the north end of the block.
“The number and level of accessibility will be determined by the funding source,” Pinkos said in a report from a city director. “A shared public open space will link the two developments and will be open to the public during the day.”
The city is working with Bridge Housing on funding sources for the second phase, with the aim of starting work in the summer of 2022.
Public art planned for the site is a metal sculpture that moves as the BART trains pass the property.
