The US population grew only 0.6% between 2017 and 2018, the lowest annual growth rate in 80 years. As population growth slows at an alarming rate across the country, some cities in the United States have reversed the trend, signaling a fast-growing population growth in recent years.

Demographic change is the product of two factors: net migration and natural growth. Natural growth is simply the number of births over a given period minus the number of deaths. Net migration is the difference between the number of new residents – from other regions of the country or from abroad – and the number of residents having left the area.

24/7 Wall St. examined the percentage change in the population of 382 US metropolitan areas between 2010 and 2017 to identify the fastest growing US cities. During this period, the population of some cities has increased by more than 20%.

The cities on this list are generally concentrated in the southeastern United States. Some of these fastest growing cities are also in western states, which as a whole are growing much faster than most of the rest of the country.

Methodology

To identify the 25 fastest-growing cities in America, 24/7 Wall St. examined the evolution of the percentage of the population in the US metropolitan statistical areas from July 2012 to July 2017 of the US Census Bureau. The median household income for each city is in 2017 and comes from the United States Census Bureau's US Community Survey. We also examined the December 2018 seasonally adjusted unemployment rate of the Bureau of Labor Statistics. Data on population change due to migration and natural growth from April 2010 to July 2017 are from the American Community Census of the United States Census Bureau.
