The first "inflatable house" or "Binishell" built by Victoria and Canada is built in an Esquimalt neighborhood. And while it appears that a large tent is being installed, the Binishell is actually used as a building system to reduce costs.

The house is the first for Nouvel Housing Inc. – the Canadian partner and owner of Binishell technology. It has received approval from Esquimalt City Council in 2018 and a building permit in January. The 3,800 square foot duplex will feature a garage, an additional bedroom, a balcony and a cathedral ceiling from a height of up to 20 feet.

"The formwork itself is inflatable and the hull is built on the outside," said Brittany Olney of New Housing. "It's seismic, [and] it will cost you a lot less. There is a fraction of maintenance. "

So how does it work? A patented pneumoform is attached to a pad or foundation and inflated to maintain constant temperature and pressure. The polyurethane foam is evenly sprayed onto the structure and once it is installed, the "tent" below is deflated and stored for the next house.

Reinforcement reinforcements and 4.5 inches of specialized shotcrete are applied. Finally, a waterproof membrane is added with a stucco finish and custom accents.

New Housing Inc. explained that their housing costs were halved, which is a solution, at least in part, to affordability barriers across the province.

"As we are able to produce much faster, use less material and produce less waste, we are reducing time and labor, which also reduces our costs," Olney said.

Houses also have environmental benefits, added Nouvel, who can reuse the pnémoforme up to 100 times and produce less waste. Its structures also use a zero thermal bridge – the building envelopes are made of a single material of constant depth which, when properly insulated, optimizes energy efficiency.

The company is working on four other buildings in Greater Victoria, three on Salt Spring Island and one in the interior.
