Deadline for the registration of real estate rented in the register of the AAD
Fines of up to 5,000 euros, but also a last expulsion from Airbnb and other real estate rental platforms are at risk for homeowners who do not provide the required information in the online registry of ADF.
The last deadline ends on Friday, November 30th.
To date, no extension is planned.
However, many properties have not yet been declared in the relevant registry.
According to the latest figures, about 30,000 returns have been submitted so far, but it should be noted that the properties available for short-term rental exceed 126,000 nationwide.
What owners who own property on Airbnb platforms must declare
Owners or managers of real estate belonging to one of the short-term rental platforms must, by Friday, November 30th:
1. Register the property in the "Register of short-term residences" as long as it is displayed on digital platforms from 01/01/2018 to 30/11/2018.
2. Submit a short-term accumulation statement by property for all short-term lease agreements entered into on digital platforms from 01/01/2018 to 31/10/2018 (date of departure of the tenant), even if if these contracts have already been set out in the information sheets on real estate leases.
Sanctions for those who do not report
Owners or property managers who do not comply and will not be registered in the short-term rental registry will not be able to receive the property registry number that will be mandatory on online platforms. Airbnb, HomeAway, Booking.com, etc. where their property is displayed.
Without registering the property's registry number, they are threatened with derecognition of their property and will be liable to a fine of up to € 5,000.
Exit platforms
At the same time AADE will ask the short-term rental platforms to remove those who do not file statements in the registry.
According to information, as soon as the deadline for registration in the real estate register will be expired, AAD will ask the sharing platforms to delete those who do not make the declaration to obtain a real estate registration number. In other words, they will ask them to "download" the advertisements of those who have not complied with the new tax system.
It should be noted that in Athens only, the real estate listings of Airbnb reach 5,127 with an average of 52 € per day and an average occupancy of 73%.
Intensive checks from the day after the deadline
At the same time, AADE has been planning a series of checks and crossings since December to identify taxpayers who rent their properties via an online platform and not to display the income collected on their tax return. Already, the ADA, as part of its international contracts, had received from foreign payment providers data on revenues collected by Greek taxpayers via a sharing platform for their short-term leases. The data refer to the years 2015, 2016 and 2017 for all those who declared the specific foreign payment providers and contain for each taxpayer their badytical data identified as the VAT number level, the total revenue and the total number of transactions for each taxpayer. these three years.
