The interest of living in the new construction of Bratislava is not going well. In the second quarter of 2018, 1,143 homes were sold in the capital. The great interest in new housing was underscored by the fact that tariffs have regulated most major projects. New home prices rose 15%. This is the result of an analysis carried out by Bencont Investments
At the end of June, 3,639 apartments under new construction were being marketed in Bratislava. During the second quarter, a total of 126 projects were sold. Compared to the previous quarter, the supply remained at a comparable level, but declined by one quarter per year. Just to compare, in the second quarter of 2017, there were 4,840 free apartments on the market.
Small offer to Novom Meste
Most of the apartments have been added to the Bratislava IV district, which includes the districts Devín, Devínska Nová Ves, Dúbravka, Karlova Ves, Lamač and Záhorská Bystrica. This is an unusual phenomenon because this area has never been ranked among the most important offers. Trends in the trend have been the trio of projects – Bory Home, Nice Prospect and Cubicon Gardens, which have increased the supply of 459 homes.
On the contrary, the greatest shortage of apartments is currently in the district Bratislava III (it consists of the districts of the city Nové Mesto, Rača, Vajnory). There were 495 apartments in this area, at least in recent years. The Benconto analysis points out that no major projects have been in the district for a long time, and those that come out are sold quickly. Compared to the past, there is also a lower offer in Petržalka. More than 20 apartments currently only offer Sunflower, Matadorka and Einpark projects.
The price per square meter increased by 2.5% on average, year-on-year by 7.2%. Meanwhile, developers have asked for a square meter of nearly € 2,756. After a slowdown in price increases in 2017, the pace of this year is equal to more than two or three years.

For example, the Stein2 project increased prices by 15% on average, New Ružinov by 10 to 15% and Nupp about 10%. Prices have not been adjusted only in the old town or Ružinov. More than one square meter was paid in the Tammi dump project (more than five percent) and Bory Home (about ten percent). Prices of Petržalka sunflowers have also increased. At the end of the second quarter, the average floor area of the apartment offered was 68 square meters. This is why the unit selling price also increases automatically.
