SIDNEY – A request to land to create every second lot on Target Drive was approved by the Sidney Planning Commission at its Monday night meeting.
The request for replat was that of Choice One Engineering, on behalf of Pebble Creek Enterprises to create a new lot. The property is located in Community Development District B-2, on the east side of Target Drive, north of Russell Road.
Community Development Manager Barbara Dulworth said the property is under development with a business office. She said that a site plan application is currently under review for a new professional office building.
The flattening will result in a new lot of 1,995 acres. The flat also frees the utility easements on the shared lot line. All other existing utility easements remain. The new lot meets all zoning codes and subdivision regulations for lot size, frontage and lot depth-to-width ratio, Dulworth said.
Commission Member Merrill Asher asked Dulworth if the utility easements were being moved to another area, since they were released. She told him that although the utility easements were established for use, they are not needed as there are no utilities in this easement.
Board member Aditya Sakhalkar also asked if there were any plans for the lot that would be combined from two lots, to which Dulworth reiterated that the developer was planning to build a professional office building there. .
The committee voted unanimously to recommend Sidney City Council to approve the replat. It will be presented at an upcoming City Council meeting for consideration.
