The Brighton City Planning Commission recommends approval of a new car wash on the Grand River.
Hypershine Auto Wash is a 2,700 square foot redevelopment of the Americus Grill site and land south of it, off the East Grand River. A representative of the developer appeared before the town planning commission at its last meeting and said it would feature a “very tasteful”, “premium” facade with stone and brick elements. City manager Nate Geinzer noted that this is a much more premium car wash than many would suspect.
A full traffic impact assessment was completed and sent to the commissioners on the day of their meeting, with Mayor Pro-Tem Susan Gardner revealing that while there may have been some concerns at some point, they seem to have been satisfied. During peak hours, the car wash could serve a maximum of 60 vehicles. Typically 15-16 spaces are needed to stack cars, this site allowing 30. The developer has worked the entrances and exits to help alleviate concerns about people rolling back, trying to make their way to Grand River.
Gardner also asked the developer to address a few other concerns from Tetra Tech. The first is that a geotechnical survey of the soils at the location of the proposed underground holding basin is required for city standards to assess existing water table elevations relative to underground storage units. The second is that an inspection port must be installed on the Storm Tech system.
The geotechnical investigation is scheduled and the results will be available in a few weeks. As for the inspection port, the plans will be modified to reflect its presence. At the request of an urban planning consultant, they will also return the site dumpster so as not to face the road and replace the deteriorating fence panels. The Planning Commission recommended approval of the site plan based on the resolution of these elements.
It will now go to city council, probably on the September 2 agenda.
