A complex of luxury apartments where homes will cost up to € 3,300 per month has been damaged by water due to internal leakage.
Engineers are badessing damage to floors, ceilings and electrical systems at the Capital Dock 22-storey complex in Dublin's Docklands, which was damaged overnight.
The bulk of the project belongs to the American real estate company Kennedy Wilson. The bad state bank, Nama, owns 15% of the fund that owns the building.
"There was a leak of a valve that they say lasted about 20 minutes," said a spokesman for Kennedy Wilson.
The building has 190 apartments, some of which have been announced at a price of € 3,300 per month.
The housing should be rented early in the new year and the owner of the building said that there would be no delay.
Sources said it appeared that water was flowing from the upper floors, cascading through the building.
One of them said that the owners should cross the building "floor by floor" to badess the damage, which could delay the rental of apartments.
A spokesman for Kennedy Wilson said that he expected no impact on the "timelines" of the building.
The development includes an on-site concierge, a cinema, 24-hour security, a gym, costumes and a games room.
It is one of the largest mixed-use developments ever created in Ireland, covering 4.8 acres and comprising approximately 690,000 square feet of office, retail and residential space. more than one hectare of public parks.
A spokesman for Capital Dock confirmed that it was a video sequence of the building, but pointed out that the apartments were not damaged.
"There was a failure of a valve on the 22nd floor going down into the building. The water was cut off. The water was flowing in a closed riser, so no apartments were touched, "he said.
"The water has been removed and the common areas are drying up. Everything is on track for the rollout of the building, with a moving date on January 7th.
"I understand that the majority of the water sank in this riser and clustered in the basement parking hall."
The US bank JP Morgan and a job site called Indeed would have committed to occupy all available offices, the 190 apartments to be available for rent in January.
A spokesman for Nama confirmed that he held a 15% stake in the property-owning fund.
"Kennedy Wilson is the badet manager and the building applications should be addressed," he added.
